Where to buy land in Asturias
It presents an average price of urban land for sale cheaper than the Spanish average, with just over €90/m². And it is that it is the second autonomous community with the lowest average value per square meter of the urban area, after Castilla y León. The developable lands live a similar situation to the urban ones. Also, its average value of rustic land places it in the sixth region with the cheapest undeveloped farms in the country, with just over €10,000/hectare.
In general terms, the cheapest land for sale in Asturias is in Orizón, with a minimum value of €0.70/m²; Gamonal, of €1.5/m²; and Villaviciosa, of €3.40/m². This is due to a large amount of rustic land available in the areas of these municipalities. For their part, the plots with a higher price are in Avilés, San Juan de la Arena, Lugones and Villaviciosa.
One of the most mountainous autonomous communities in Spain
Asturias, located in the north of the peninsula, occupies more than 1,000,000 hectares. Its marked orography makes it one of the most mountainous regions in Spain and Europe. This relief and the influence of the Atlantic Sea, which bathes more than 340 km of its coasts, generate a mild climate, which conditions agriculture, in which fodder crops stand out.
The urban area exceeds 28,000 hectares, between consolidated and unconsolidated urban lots. For its part, the developable plots cover more than 17,000 hectares, divided into sectorized and non-sectorized developable land.
The rustic properties have more than 1,000,000 hectares, which represents practically half of the autonomous community. It should be noted that the planning includes rural land in this category, which it cannot be built generally. Although, there are exceptions as in the rest of the country.
Agriculture influenced by rugged geography
Its geography, which has many slopes and unevenness, defines the distribution of agricultural estates. The erosive action of rivers also affects the location of most of this type of terrain. The area devoted to agriculture is smaller than in the rest of the country, due to its rugged relief. This fact and the tendency of abandonment have caused them to be devalued. Even so, they occupy more than 23,000 hectares, in which fodder crops, fruit trees, especially apples, and legumes predominate. The most important crops are fodder corn, polyphyletic grasslands, potatoes and Vallico. It should be noted that the agricultural product par excellence is the fables. Cattle, equipment, and sheep predominate in livestock.
Forest land occupies practically half of the region. And it is that with its more than 450,000 hectares it covers 49% of the total, where the timber forest is the great protagonist. For its part, pastures and pastures have more than 300,000 hectares.
Gijón and Oviedo, foundations of the industrial and residential land
The industrial territory is not very extensive and is especially concentrated in the city of Gijón, followed by the town of Siero. It is an industrial fabric with more than 1,000 hectares in constant growth in which, in general terms, the energy, agri-food and metallurgical sectors predominate.
With more than 1,500 hectares, the plots for residential use cover a large area, which is grouped in the municipalities of Áviles, Gijón, Siero and Oviedo. The capital of Oviedo has the largest residential area.
Asturias, territory to exploit
It has become a very interesting developing region for investment, due to its average land value and scarce agricultural and industrial exploitation. And is that most of the production volume of the primary and secondary sectors is concentrated in the main cities. However, it is a forestry power, largely occupied by the timber forest.
